Things to avoid with the prospective viewer
Don't
- Mention any problems encountered with the neighbours.
- Leave unfinished jobs, for example a damp patch that should be repaired.
- Leave dirty pots in the kitchen sink.
- Carpet your bathrooms; they harbour germs and dirt.
- Have the television or music on loud whilst the client is viewing.
- Leave the bedrooms untidy with beds unmade and clothes all over.
- Mention any problems, such as a leaking roof or damp patch.
- Assume that the buyer will like your choice of decor.
- Mention your reason for moving if it is because the house is too small, or the school is not good, for example.
- Let your dog run around barking at the viewer.
- Mention that the burglar alarm was necessary because of the area.
- Clutter the windows so that they block the views.
- Leave your front garden in a mess. Don't forget, this will be the viewer's first impression.
- Invite them in through the back door, as the front door sticks. Make sure that you get it fixed.
- Have the house too warm or too cold, making the viewer feel uncomfortable.
- Ask questions of the viewer so that they feel pressured.
- Talk too much; they want to feel at ease but not under fire.
