Mention any problems encountered with the neighbours.
Leave unfinished jobs, for example a damp patch that should be repaired.
Leave dirty pots in the kitchen sink.
Carpet your bathrooms; they harbour germs and dirt.
Have the television or music on loud whilst the client is viewing.
Leave the bedrooms untidy with beds unmade and clothes all over.
Mention any problems, such as a leaking roof or damp patch.
Assume that the buyer will like your choice of decor.
Mention your reason for moving if it is because the house is too small, or the school is not good, for example.
Let your dog run around barking at the viewer.
Mention that the burglar alarm was necessary because of the area.
Clutter the windows so that they block the views.
Leave your front garden in a mess. Don't forget, this will be the viewer's first impression.
Invite them in through the back door, as the front door sticks. Make sure that you get it fixed.
Have the house too warm or too cold, making the viewer feel uncomfortable.
Ask questions of the viewer so that they feel pressured.
